Broadland Gate, Pigeon’s 48-acre business park on the outskirts of Norwich, continues to attract new occupants, confirming its position as a prime commercial destination. Developed by Pigeon in partnership with the Ifield Group, this award-winning site is strategically located at the A47/Broadland Northway interchange. It has grown and evolved significantly to provide high-quality facilities to a wide range of occupiers.

New occupants include 1784 Holdings which has been granted planning consent for a consumer-focused self-storage facility, with construction due to commence in New Year. In October, Travis Perkins opened its trade counter, enhancing the site’s appeal to construction and home improvement professionals. In addition, M&S has submitted a planning application to build a 1,950 sq m Foodhall which will employ up to 43 full-time staff.

A further two land sales have also been completed. Plot 2c, adjacent to Lidl and McDonalds, is earmarked for a drive-thru development. Plot 11 has been sold to Norfolk Land Development.

The development has seen rapid growth, with all plots over the estate now either built out or contracted. Broadland Gate Business Park contributes significantly to the local economy by creating jobs, attracting investment, and providing essential services to the Norwich area.

Broadland Gate complements a number of other commercial opportunities coming forward within the Pigeon portfolio, each with good opportunities to generate economic growth and social impact across the East.
