The Pigeon Development Team has developed an exciting commercial pipeline of sites strategically located along key transport corridors in the region. We have approximately 6.7 million sq ft in our pipeline, catering to warehouse, industrial, and Business Park development. We are actively seeking opportunities to expand this further. Funding is available for sites to be acquired on a pre or post planning basis.
The team is supported by experienced in-house professionals, including Chartered Surveyors, Planners, Engineers, and Chartered Construction Managers. We adopt a proactive and dynamic approach to our projects, ensuring the delivery of much-needed quality space in prime employment locations.

Pigeon acquired this five-acre freehold brownfield site, located on the Norwich-bound carriageway at one of the busiest roundabouts on the A11 in Suffolk. We obtained planning permission and undertook substantial redevelopment during 2015 to create a new motor services area, with tenants including Shell, a tyre centre and car wash, plus one of the country’s top-performing McDonalds restaurants. We continue to manage this busy and successful site.

Pigeon acquired Broadland Gate as bare farmland in 2016, in a joint venture with Ifield Group. This 48-acre site of commercial development land sits at the intersection of the A47 and the Norwich Distributor Road, making it a prime location for one of the leading employment hubs east of Norwich. More than 80% of the site is now sold or under offer, with notable occupiers, including Norfolk Constabulary, which chose Broadland Gate for its new police investigation centre serving the east of Norwich.

Junction 56 is a brand-new industrial and logistics development located on the edge of Ipswich, with immediate access to the A14 and just 20 minutes’ drive from Felixstowe, the UK’s largest container port. Pigeon acquired the site in 2017 as part of a wider, 200-acre estate. We have upgraded the two A14 roundabouts and the roadside services area is now commencing construction, with a new petrol filling station, convenience store, electric vehicle charging, drive through restaurant and dedicated lorry parking.

Pigeon acquired approximately 3.5 acres at Theobalds Business Park in 2022. The proposed development known as MAX50 is located just one mile from the M25/A10 interchange in Cheshunt, with nearby occupiers including the Sunset Waltham Cross Studios and Broxbourne Business and Technology Centre. We acquired the site with outline planning permission for B2/B8 use and have subsequently secured reserved matters planning permission for a 50,000 sq ft unit. The land will provide much-needed logistics space to the Greater London area and is currently being marketed to occupiers with construction to commence thereafter.

He is Chairman of the Investment Committee and leads the investment activity for both commercial and residential sectors. He works closely with the Pigeon teams to evaluate opportunities to find strong returns for the risks taken. He helps manage the Pigeon Group and is particularly involved in the strategic growth of the business.
William is a Chartered Surveyor and previously worked in the Investment Team at Savills.
William Stanton

w.stanton@pigeon.co.ukWilliam is a Founding Director of Pigeon and leads the strategic direction and the company’s business development. He works with the Commercial, Land Promotion and Funding teams at Pigeon.
William was formerly a Board Member of Savills (L&P) Plc, and during his 30-year career has gained extensive knowledge and experience of the property market. He is a founding director of Cambridge Power, one of the largest battery storage companies in the UK.
William is a Chartered Surveyor, a member of the CLA and former Director of the Suffolk Development Agency. He enjoys a range of sports when the seasons allow, including tennis, cricket, golf, skiing, and running the family farm.
Hugh French
Director - Development
h.french@pigeon.co.ukHugh is responsible for the acquisition and management strategy for Pigeon’s commercial development business. He joined Pigeon in 2012, attracted by the company’s entrepreneurial spirit, recognising that there was a great opportunity to be part of its growth story.
Hugh is a qualified Chartered Surveyor, and, prior to Pigeon, he worked at various consultancies in London and the Eastern Region.
Away from work, Hugh is usually found playing (and now more regularly watching) sports.
Ben Temple

b.temple@pigeon.co.ukBen joined Pigeon in 2023 and manages construction projects across the logistics and residential sectors, working closely with the Pigeon teams and external consultants. With his strong track record in delivering construction projects, he enjoys bringing his experience into the business to provide advice and guidance to colleagues. Ben enjoys working on projects where he can take a more forward-thinking approach, carrying out due diligence and careful planning upfront to ensure a considered approach – and a better outcome.
Away from work, Ben will often be found on two wheels on his motorbike, or with his four-legged friend on a long walk. He is also pretty handy at making furniture!
Emma Butler
Development Surveyor
e.butler@pigeon.co.ukEmma joined Pigeon in 2019 as a Graduate Surveyor following a degree in Real Estate at the Royal Agricultural University. She has since completed her APC, qualifying as a member of RICS in June 2022 and progressing to become a Development Surveyor.
In her role at Pigeon, Emma assists with the management and delivery of strategic commercial and mixed-use development projects.
Away from work, Emma enjoys socialising with friends and family, and spending time in the countryside – usually on a horse or walking with a couple of Labradors.
